Redevelopment Coming to Irving's Toyota Music Factory

The Texas city's entertainment district, which just welcomed a new underground dinner-and-theater venue, will redesign many of its outdoor spaces.

The entertainment district in Irving, Texas, called the Toyota Music Factory, has gained the necessary city approvals to redevelop parts of the property, in particular the plaza and outdoor patios. The go-ahead was an easy option for the city, as the venues have continued to outperform expectations in terms of activity, ticket sales, tax revenue and more.

The news comes just after the debut of two new eateries in the district. Kitchen 101 serves an "uncomplicated" menu of salads, hearty bowls, meats off the wood-fired grill, "handhelds" (burgers and other sandwiches), and "lifestyle" foods such as paleo chicken and keto bowls. Also new is the fine-dining and entertainment space called the Rayleigh Underground. Featuring 38,000 square feet of space, the venue offers six bars, two exclusive VIP bars and three private dining rooms. At the center is a 1,100-seat theater with a stage, a 36-foot video wall on center stage and multiple interactive LED screens.

The redevelopment planned by property management firm Brookfield Asset Management includes an estimated $6.3 million in improvements to the Toyota Music Factory's plaza and outdoor stage, new signage and architectural graphics, and enhancements to the storefronts of several tenant spaces. The plan also will allow Brookfield to seek reimbursement for up to $25 million for the cost of improvements to key tenant lease spaces. The property investment will be funded by sales tax revenues generated by the Toyota Music Factory development.
